Approved Development Projects
The following development projects have been approved by the Village Board and are at varying stages of permitting or construction.
Rickey Rockets (Golf and Barrington Rd)
The Village has approved site plans to demolish and redevelop the existing Shell Gas Station and Car Wash into a Ricky Rockets Fuel Center and Car Wash, plus an additional retail unit, similar to the facility at Barrington and Hassell Roads. The plan indicates the existing two buildings (total of 5,720 square feet) would be replaced with one, larger approximately 10,400 square foot building and several additional parking spaces would be added. The building architecture would be brick and glass, with additional architectural features that are very similar to the existing Ricky Rockets.
Enclave Apartments of Hoffman Estates
The Enclave Apartments of Hoffman Estates have recently completed a number of interior and exterior aesthetic upgrades on the property and the overall apartment complex as well. The Village has approved plans for demolishing the vacant two-story clubhouse building and construct a new single story building in the same area that would function as a clubhouse and leasing center as part of the upgrades. The new single story clubhouse would be approximately 2,362 square feet and would include a leasing center, lounge area and fitness center among other amenities._______________________________________________________________________________
Ace Hardware / Crossroad Commons Shopping Center
The Village has permitted interior work to furnish for a brand new Ace Hardware store at 675 West Golf Road. The store will occupy the old CompUSA/TigerDirect site. Currently there is no hardware store in Hoffman Estates. Hence, Ace Hardware will fulfill that essential demand._____________________________________________________________________________
Country Inn & Suites (former La Quinta Inn)
The Village has approved plans to remodel the old La Quinta Inn hotel to a brand new Country Inn & Suites. The remodel includes upgraded rooms, amenities such as breakfast bar, lounge, conference rooms and fitness facility. A new outdoor patio is also proposed adjacent to the new breakfast bar area. Existing handicapped parking spaces, ramps and walkways are also a part of the remodel process. The remodel will also include upgrading the existing building façade which will include painting for existing brick, installing new EIFS areas for modern architectural detail and installing a manufactured stone overlay around the base and other portions of the building. The new façade elements are generally constructed of durable and high quality materials and create a more modern architectural appearance of the building.
Denny's / Poplar Prairie Stone Crossing Shopping Center
Plans have been approved for a brand new Denny’s with a full-service pancake house/coffee shop/fast casual family restaurant proposed at 4600 Hoffman Blvd, immediately west of Buffalo Wild Wings in Poplar Prairie Stone Crossing Shopping Center. Additional landscaping will be added to match the current site and the overall site design will include Denny’s new prototype.
Hoffman Plaza Shopping Center / Burlington Store
The Village has approved plans for a new Burlington department store (former Dania building) located at the northeast corner of Higgins Road and Roselle Road. A portion of the existing south building will be demolished and build out the balance of the building with a 50,000 square foot Burlington Store and approximately 10,000 square feet of inline retail spaces. The parking lot in front of the proposed Burlington store would be reconfigured to accommodate the new building design and will include the former Burger King site as well as the land being purchased from the village._____________________________________________________________________________
Barrington Square Animal Hospital
The Village has approved an expansion of the building and parking lot onto the adjacent vacant lot at 2370 / 2400 W. Higgins Road. The building exterior will be remodeled to include hardiplank siding and stone accents. The hospital will add overnight boarding, grooming, and dog day care services. The site will include a fenced outdoor dog exercise area. A detention basin will be constructed behind the building and landscaping will be installed throughout the property.
Adesa Auto Auction
Plans have been approved for a wholesale vehicle auction facility on an approximately 65 acre site at the northwest corner of Beverly Road and Prairie Stone Parkway. The facility is designed for operable vehicles to be exchanged between licensed sellers and buyers; it is not open to the general public. The facility will consist of a main "arena" building (with offices, a cafeteria, and live auction lanes) plus accessory buildings for vehicle check-in, inspections, car wash, repairs, etc. The majority of the property would be paved and striped for vehicle storage. Construction on the property is underway.
An office and light manufacturing building is proposed at the northeast corner of Central Road and AT&T Center Drive along Interstate 90 for Trumpf, a high-technology company that produces machine tools, lasers, and electronics for industrial applications. The building will be approximately 56,300 square feet and will have approximately 20 employees with room for future expansion. Construction on the property is underway.
Culver's / BP / 7-Eleven
A new Culver's restaurant attached to a BP gas station and 7-Eleven convenience store has been approved near the southwest corner of Route 59 and Hoffman Boulevard. The Culver's will include a dining area and drive-through. This will be the first gas station near the Route 59 interchange with I-90. Construction on the property is underway.
Projects In The Works
The Development Services Department is reviewing a variety of plans for development or redevelopment. Dunkin Donuts / Baskin Robbins - a restaurant with drive thru is proposed as an out-lot in front of the Huntington Plaza West Shopping Center located at 1600-1650 W. Algonquin Road. The Village Board approved a conceptual plan for the site on October 10, 2016. The applicant is preparing the final plans for the project, which will be reviewed at subsequent public meetings.
- Poplar Commons - the shopping center at 2306-2336 W. Hassell Road is proposing site improvements including curbed landscape islands, an updated façade, a reconstructed parking lot, new dumpster enclosures, and other exterior improvements.
- Buona Beef - restaurant at 2352 W Higgins Rd in Barrington Square Mall Shopping Center is proposing a new location immediately west from the current location. The proposal includes speedy drive thru service and sit down style restaurant as well. The current location will be open to the public while the new one is under construction. The applicant has submitted plans and the Village is in process of reviewing.
- Holiday Inn Express - A brand new construction of a hotel associated with part of Cabelas parking lot is being proposed at 5225 Prairie Stone Parkway. The new hotel will be approximately 70,000 sq.ft. The petitioner has submitted preliminary site plan proposals and the Village is in process of reviewing.
